Prospective Applicants

Thank you for your interest in Baptist Manor.  The following information will answer some of the questions you may have. 

Baptist Manor will not refuse, either directly or indirectly, to rent or negotiate for rental of a dwelling based on race, color, disability, religion, sex, sexual orientation, gender identity or marital status.  It is open to all applicants whom are at least sixty-two (62) years of age and whose annual income does not exceed the eighty (80) percent income guidelines for Erie and Niagara County in New York State.  The current income limit for a single person is $54,250 and for two persons $62,000. 

A completed rental application is required for placement on the waiting list.  Rental applications are accepted from anyone who wishes to apply.  Eligibility will be determined at the time an applicant is offered an apartment.  A preference in admission is given to all veterans, or their surviving spouses, who served on active duty in time of war, as defined in Section 85 of the Civil Service Law, and reside in New York State.

In accordance with HUD's regulations, eligibility is determined after all verifications are complete.  Relevant information regarding screening criteria includes:

  • Applicant must be 62+ years of age
  • Demonstrated ability to pay rent from prior landlord history
  • Social security numbers of all applicants
  • Annual Income
  • Income derived from assets
  • Credit history, Criminal and Sex Offender Status
  • Conduct Home Visits

Applicants who have been refused housing based on the tenant selection criteria have the right to appeal the decision.  Requests for appeals must be mailed or delivered to Baptist Manor to the attention of the Executive Director. 

A Security Deposit of your first month's rent is required at move-in and will be placed in an interest bearing account in the resident's name at 1st Niagara Bank. 

Each weekday Monday through Friday at 12:00 p.m., a well-balanced hot meal prepared by Erie County Nutrition Program for seniors is served at Baptist Manor in the   Community Room. This is an excellent opportunity for fellowship each day, as you socialize with your neighbors over a good meal.  A suggested donation of $3.00 per day is requested.
